Middlesex College, Demolition of 10 Structures, Edison, NJ

 EC performed the hazardous material assessment of 10 structures on the campus of Middlesex College, in preparation for demolition and future redevelopment of the site.  Due to the partial occupancy of the buildings, the assessment required active coordination with the Owner as well as careful management of damage (necessary for sampling) and associated repairs. Upon successful completion of the assessment, EC prepared the reports of the findings indicating the materials sampled, the results of analysis and the quantities of all hazardous materials. During the design phase, EC developed technical specifications for remediation of hazardous materials to facilitate demolition. EC performed project monitoring for compliance with regulatory requirements during the demolition.

Greystone Park Psychiatric Hospital, Demolition & Site Remediation,Morris County, NJ

EC was tasked with the survey for hazardous building materials of the Main Building and associated outlying structures of the old campus to the Greystone Park Psychiatric Hospital (GPPH) in Morris County, New Jersey.  The survey presented unique obstacles relative to site safety, confined spaces, live electric present in the buildings, and structural hazards.  Nonetheless, EC safely completed the assessment and issued a report on our findings in a timely and efficient manner.  In regards to the Main Building, three (3) potential scenarios were presented for the future of this structure; 1.) demolition of the Main Building, 2.) (Mothball) temporary protection of the existing building, or 3.) re-use of the structure.  Ultimately, demolition was selected, incorporating abatement of the hazards, site-wide.  EC’s report and technical specifications addressed the regulatory implications to the remediation design as part of our report’s recommendations, as well as identified the aforementioned obstacles with impact on the remedial efforts.

Former Arthur Brisbane Child Treatment Center Demolition, Farmingdale, NJ

EC has conducted the asbestos containing material inspections of approximately 15 buildings on the sprawling campus of the former Arthur Brisbane Child Treatment Center, including the Main Building which was heavily damaged by fire in 2020.   The site has been abandoned since its closure in 2005.  As a result, various buildings were deemed unsafe and therefore designed to be demolished as Regulated Asbestos Containing Material (RACM).  EC worked with the Architect of Record to develop specifications that included the necessary precautions and requirements for this approach.

Blue Acres – Flood Prone Residential Properties Demolition, New Jersey

Over the course of four (4), 3-year contract periods EC has been and is a team member to multiple Demolition Consultants performing the assessments of dozens of residential properties in flood prone areas throughout New Jersey. The properties are slated to be demolished under the Blue Acres program of the New Jersey Department of Environmental Protection (NJDEP).  EC’s role is to provide comprehensive Asbestos Containing Material inspections, inclusive of materials that are obscured behind walls, below grade, or otherwise hidden from view.  EC prepares the reports of the findings indicating the materials sampled, the results of analysis and the quantities of all ACMs which must be abated prior to demolition, as well as the accompanying cost estimates. For each package of buildings, EC has prepared an abatement Specification section which is to be incorporated into the overall demolition bid package for the State of New Jersey.
